Lower stem and root decay
This Pittosporum looks like it has a nitrogen deficiency. But it is planted too deep in a heavy fill soil that stays too damp for the species. Decay in lower stem and roots prevents water and nutrients from moving up through the plant. Adjacent pittosporums that are planted slightly above grade are green and healthier.
